Del Webb Charleston

Del Webb Charleston is a 55+ community located within a master-planned development called cane Bay Plantation in Summerville, South Carolina, a town 25 miles from Charleston.  This community is slated for completion in 2010 and will offer one story single-family homes ranging in size from 1,100 sq. ft. to 2,590 sq. ft..  Prices start in the $200,000 range, less than the median home price in this historic area.

There will eventually be 1,000 residences across 360 acres, and the outstanding amenities, found in most Del Webb developments, include a large clubhouse with a top-notch fitness center, a kitchen, pools, tennis courts and a spa.  Security is 24 hours a day, and there is a full-time activities director.  

Golf carts are a favorite means of transportation, but the HOA does not allow private gardens of above-ground fences.  This is to maintain the landscaping integrity of the community.  

It should be noted that this area has a higher-than-average risk of hurricanes and was struck by Hurricane Hugo in 1989.

Lakeside Crossing

Just outside of Myrtle Beach is the age-restricted community of Lakeside Crossing, a retirement spot for people who want to be in the middle of a bustling, beach-oriented, touristy area.  This community is still in the building stages, but eventually there will be nearly 700 single-family residences here, and prices start at around $120,000 and go up.

The monthly HOA fee covers infrastructure maintenance, lawn maintenance and nearly everything else except individual utilities and phone service.  Residences have formal dining rooms, sodded lawns and high-end kitchens.  Skylights, sunrooms and custom decks are optional upgrades.

These are manufactured home so homeowners do not own the land upon which they sit.  The land lease price is included in the monthly HOA fee.

There is a large clubhouse with a high-tech fitness center, a library, tennis courts and exercise studios.  There is even a private fishing dock.  Three golf courses are in the immediate vicinity.
